Your selection criteria

Think first about your comfort and conveniences offered by this accommodation, especially if you plan to live there more than one year. Ask yourself these questions: do you want to focus on near your place of work or study or the attractions of the district where you live? How is served the coveted spot? What are your means of transportation? Are you close to friends or acquaintances? Are there places "coolest" than others? An exclusive area (downtown or rather "hip") is certainly more pleasant to receive - but not necessarily to working or study - but the rent is certainly higher and parking difficult.

Your Budget

1 - removal

If that your furniture comes down to little things, you move alone : rent a van, choose a few good friends and that's it. An apartment already furnished and equipped you can avoid buying furniture and appliances (though feel free to test bedding and appliances). The move will ease but will you feel truly at home ?

2 - rental charges

Your budget should reflect your rent, including rental charges, and expenses of electricity, gas, water, telephone and insurance. Some accommodations feature of collective supplies such as heating, cold water, hot water less frequently. In this case, these expenses will be included in the amount of charges which will be reported.

3 - the property tax

Once a year, you pay council tax (local taxes). This fee is due when you occupy the premises on January 1 of the tax year. 1- THE GUARANTEE DEPOSIT AND THE DEPOSIT

Warning: A Guarantee deposit and a deposit are not the same role.

The Guarantee deposit is an amount paid in the leasing of a dwelling. It is hosted by the lessor in particular to ensure the proper execution of the contract.

The guarantor is the person who stands surety. It undertakes by signing a surety bond to meet all obligations in lieu of the tenant if it can no longer cope with the payment.


2- Inventory of fixtures

Signed your lease and your tenant status acquired, you can proceed to the state of the housing.

The inventory entry is a document signed by the tenant and the owner or manager, who defines the state of the housing so contradictory when the keys. It is a kind of "snapshot" of the state of housing before installation.

The state of output will be made at the time of your departure, the return of the keys.

In the absence of this document, you may be held responsible for damage left by the previous tenant.

In case you want to use a moving company, do not hesitate to make comparisons in relation to tenders, request quotes and even negotiate specific rates. However, prices are very expensive so it is often preferable to a move by its own means.

Do not forget to contact your family in advance to help you carry everything. It is quick and easy. You will also save money compared to a professional.

For your personal belongings, decorative objects, tableware ... cartons are the best solution. You can buy but prices rise faster depending on the quantity. Try to recover free from your neighborhood or in supermarkets for example. Bubble wrap is also strongly recommended for all fragile items and dishes. Do you own the boxes and label them well (by category). It will be much easier to navigate when unpacking large.

Please have also adhesive rollers, cutter, protective covers ... (there are Eco Pack Moving, kits, accessories ...) or any equipment needed to move (slide, devil staircase, outdoor furniture ...). Please note that the rental equipment is more interesting week.

Caution: Make sure you have an insurance "liability" (often included in your contract "comprehensive insurance").

4- RIGHTS AND OBLIGATIONS OF THE LESSEE.

Whether you're moving into your new apartment or you quit, you have rights and obligations.

RIGHTS

  • You have the right to establish an inventory of free entry and departure to your places. In case of use of a bailiff costs can be shared between the tenant and the landlord.
  • You are entitled to the issuance of a receipt for rent free as long as the rent is paid.
  • You have the right to terminate the lease at any time upon compliance notice.
  • You have the right to "quiet enjoyment". This means that the lessor must ensure the tranquility of the occupation.
  • You have the right to make the adjustments do not constitute a transformation of housing (ie installation of shelves). But beware, the restitution of housing, the landlord may require their removal and repairs that might ensue.
OBLIGATIONS
  • Pay his rent and expenses to the date of your lease.
  • Live in the apartment in peace. Respect other tenants.

  • Do not alter the premises without the written consent of the lessor.

5- TAXES

CAF housing aid (APL and ALS)


Your home may qualify for the personalized housing (APL) or Allowance Social Housing (ALS). The amount depends on a detailed study of each case by the Family Allowance, sole authority in the matter.

What are the differences between APL and ALS ?

Under an agreement signed between the lessor and the state, you can take advantage of the APL.

In this case, the lessor becomes Third Fee, housing benefit is paid directly, you have to pay the balance.

Without this agreement, you receive the ALS, it will be paid directly: then you have to pay the rent in full.

Good to know:
  • The first month's rent is not subject to housing benefit in the following case: first you perceive housing assistance and there was no interruption of lease (eg leaving an housing July 31, you get another 1 August).
  • Your parents may continue to take care of you in calculating their taxes, it does not preclude the allocation of housing assistance.
  • The income taken into account for calculating the amount of aid are those of the student, not the parents.

Housing insurance

Make sure the slot against rental risks is mandatory. Otherwise, the owner has the right to terminate the lease without further formality.

  • In case of water damage, we advise you to fill out a accident report (form available from the insurer).
  • The insurance does not cover damage to the car (eg, damage to cars within the car insurance).
  • Bicycles, stored in a local bike are not covered by your insurance or the insurance of the building.
